Right in the heart of the Golden state lies a melting pot where all the hot shots known to film industry are paying their taxes. May the owner be divorced (well duh, it’s an undying trend in tinseltown), dead or done for, you’ll find the streets lined up with residential units with prices that would make you take your hat off and cover the darkening spot down in the middle off your pants with it.

Other than what’s beneath those paparazzis’ skirts, is there such a word as a ‘cheap property’ in Hollywood? Not even the most cheapskate star’s cheap taste would make our pants recover from that piss stain now, would it? But, if you're a tourist and is just new to Hollywood, you would definitely need a place to stay so you could take those fanatic photos of your favorite star while you yourself wait for that chance to audition on any extra roles in a movie. Preferably, a zombie movie would be the safest shot.

There are lots of property listings in the internet. The trick is how to run your search by using the right keywords, say for example, ‘affordable apartment unit in a nudist neighborhood’. It's the safer way to check for housing advertisements without the hassle of traveling or commuting. You can easily google some related keywords and voila! You will be bombarded with lots of information from all over the web with some bonus results on that word ‘nudist’, of course. (Keep it down, results may be NSFW.)

The bulk of information from the net may confuse you and make it hard for you to determine which listings really offer affordable housing plans or apartment rentals. Let's check a few Hollywood areas where affordable apartments/houses can be found.

  • Overhead cost – Starting from recruitment, you need to pay an ad agency or a manpower agency to find an employee for you. With freelancers, you can find hundreds with just a simple click on the worldwide web. One Bad Apple Can Destroy A Company

A wise person once said, “In a pure white piece of paper, you will not notice its purity if there is one tiny black spot. All your attention will be drawn to the black spot, and everything else that’s white will lose its purity.”

He’s not Deepak Chopra but he’s my sixth grade teacher, but he’s still wise in my book.

So what can one bad person do to a company? He can literally bring the company down because of his illegal dealings or unethical business practices.

What happened to Enron is something that can happen to any company because Enron, just like any other company, is comprised of people with different values (or lack thereof) and principles (or lack thereof). Imagine these things happening to your stable company of 30 years that generations of your family worked hard for:
  • Strained customer relationship – Because of broken promises, substandard products, and poor after-sales service, customers will not avail your products and services anymore. Even your loyal customers may turn to your competitor if you are unable to respond to them and answer their needs.
  • Finances – Last December 2009, a giant manufacturer of headsets suffered major financial setbacks when one of their executives authorized millions of wire transfers to her personal credit card. When they discovered her illegal transactions, they seized her room and found stacks upon stacks of designer dresses and closets full of jewelries. Not a smart move from an apparently smart exec. Her embezzlement of 20 million US dollars to pay off her personal debt caused a major setback in the company’s financial standing. Unable to pay off debts or sustain operations, it is still unknown whether the company can stay on for this year.
  • Employee morale – Companies who have discovered that illegal activities and transactions are happening within their organization have reported that their employee morale and teamwork also suffers. Trust is significantly affected, thus, productivity suffers as well.
  • Reputation – Investors do not want to deal and invest in companies where illegalities are reported. Of course they want to protect their investments and if your company is known to have or have had an employee or executive who embezzles money, investors are wary that you might have lax policies in your system that is not favorable to investments and especially, growth.
With Madoff in jail, he brought with him the lives and dreams of people who believed in him. People in power and authority like that of Madoff and Enron executives should have a sense of social responsibility.

Really, almost anything in this world is in chain reaction – and one decision can cause an executive to lose his job, that can make his unit close, that can lay-off all his staff including that father with a brood of 3 – well, you know the rest, I don’t want to be too melodramatic.

Especially executives who can manipulate and control from operations to finances, one bad apple can really cause the company to crumble down to the ground.

It may really be easier to trust Spiderman or even the Ghostbusters in your neighborhood – knowing and trusting your real estate agent is another thing. If you will be purchasing a home, know that there are good homes and bad homes, so as there are good agents, bad agents, and agents from hell.
  • The Good Agents
The good agents are the ones that are interested in knowing you and the dream home you have in mind. The good agents will really look into the market and find a property that matches you perfectly. The good agent will also disclose all information you need to know and respects your decisions as well when it comes to selecting an attorney, apart from other things.
  • The Bad Agents
The bad agents are the ones who will also put your wants and needs at heart – well at least initially. Once they are not satisfied with the commission, they can easily drop you off or sell you short than what you paid for or what you deserve. They will insist on getting an attorney that they know – an attorney they can ‘work with’, though sometimes not illegally, but an attorney that can turn the favor towards them.
  • The Agents From Hell
And then there are the agents from hell. They are the ones who can smell money from miles away and are just concerned about their commission. Seller-Buyer relationship is something they have never heard off. They are the ones selling purely for commission – not really the ones who have your best interest in their hearts.

The common thing these agents have though is that - they are all into sales. They are sales persons who are selling real estate. That’s all there is to it. They are sales persons who are getting big commissions because of the property you buy. They earn through their commission, so do not assume that they are ‘completely’ trustworthy. Still be wary and know they have their own vested interests as well.

You may want an agent who is professional and patient. This is about your investment, and you would probably want to deal with someone who knows how the industry works and how you can maximize the market with it. You want someone who is easy to talk to and where there is two-way conversion and not just hard-selling. If you know you have some trouble making up your mind, get yourself a patient agent – there are still some of them left. Finding the right property will require good teamwork – and that’s where your agent should come in. He should be your ally, not your enemy. He should be open, and not just into selling. Make your agent work for you, instead of the other way around. You’re getting an agent for a purpose – make sure your agent knows that so he can do the job well for you.

Living Up Life In Hotels

In those rare moments that you are out of Facebook and you’re actually not in front of your PC, these rare moments are probably called ‘living’ and ‘vacation’. If you’re going to step out of the comfort of your home and cyber world, might as well stay in a hotel. Hotels nowadays are a far cry from hotels of yesteryears where you get a bed, a bath and a breakfast. Hotels are sometimes the destinations itself. I’m sure you don’t imagine fancying yourself inside of a box, but hey, you can have fun inside hotels without necessarily losing all your money in the casinos.
  • Lounge shows – Sometimes, they’re free, while at times, they are charged but it will probably cost you just a drink or two. Lounge shows can stretch your vacation dollars and give a heck of a good time with good company.
  • Production shows – Maybe the Pussycat Dolls are in town, Madonna, or maybe Barbara Streisand (okay, maybe you’ll pass), but the point is, big names hold their shows on hotels sometimes even on a weekly basis. With hotel production shows, you don’t need to endure 10 Elvis impersonators. There are other entertainers that hold their shows, sometimes for a measly $100 bucks or if you have the cash, they can go to thousands for VIP seats. Imagine being just right in front of Barbara Streisand. Okay, maybe not, make that Nicole instead.
  • Adult entertainment – Now you’re all ears – and eyes. Some clubs offer strip contests and strip shows to cater to the not-so-wholesome guests of the hotel. For a small fee or for a few drinks, get adult entertainment live. Don’t expect much though (especially those generally termed ‘too much to the point that it’s illegal) because of course they have local laws to follow and an image to uphold (whatever).
  • Chance entertainment – Hotels bring in special guests (read actors or musicians) to perform in their concert halls. While some are announced and others are not, you can catch these exciting and entertaining shows without ever leaving your hotel.
  • Cultural shows – What better way to see and appreciate the local culture than by their songs and dance. Cultural shows are held sometimes nightly or weekly (depending on the hotel and number of guests) along with cocktails or dinner. Dinner menus though don’t always see to get favorable menus because apparently, the shows are the main highlight, and not the food.
If you do not want to play with your 2D friends anymore, or taking care of your 2D pets, or cooking in your 2D café, hotel entertainments are actually way, way better than them or your mafia buddies and enemies. Besides, you don’t need to travel really far just to go to exotic hotels – even hotels in your area (the major ones at least) offer equally interesting or maybe even better hotel entertainment than those in Vegas.

So than tagging along with mom and dad, just tell them that you’d rather stay in your room.

Fly Fearlessly

You know you’re not Superman because you don’t have those lovely dreamy eyes, and that charming smile, with that gorgeous body, and that disarming voice, and before I get really carried away, the point is, you cannot fly, well at least not with a plane. And every time you consider flying when you move or travel to another state, you get the shivers.

Time and again, it has been said that statistically speaking, it is safer to fly than to drive. But if you still fear flying, there are ways on how you can fly without wrecking your nerves and throwing up every single meal you had the past week.
  • Trusting the industry – Planes are really made to fly, safely. Millions travel around the world across all types of carrier. Engineers build them and certified pilots fly them. There is no “How to make planes for dummies” or “How to fly a plane for dummies” that ordinary people read to make planes and fly them.
  • Breathe – Yes, you actually have to breathe to live and to calm down too. If you’re too afraid that you purposely stop breathing, then don’t blame the plane or the airline industry, you will faint because you stopped breathing properly, and to be fair with them, its not their fault.
  • Relax – This is something that you have to do on your own at your own phase, and no airline food nor crew nor ultra-modern plane can do it for you. Trust that you are in good hands, breathe properly and relax. There is nothing really much different from flying – you’re just sitting there and a professional is doing the flying, he’s just taking you to your destination, that’s all there is to it.
  • Speak out – If it will help calm your nerve, talk to your friend on the seat beside you (not on your mobile phone, it isn’t allowed) or engage in friendly conversation with another passenger. It will take your mind off your anxiety or non-existent worries.
  • Handle your worries – This is a great time to think of nothing – to just lounge around and maybe even watch a movie. Think of a long country drive minus mom and dad in the front seat. Have fun!
  • Visualize – Think of landing safely in the other airport. It probably wouldn’t help if you’d look out the window, so don’t. Imagine pleasant things, not disasters – it’s all in your head – and know that those things, you can completely control. So think of landing safely and pleasant calming things.
Now you don’t need a cape or come from another planet to be able to fly. Move past your fear and enjoy the benefits of flying – less travel time and explore more of the world.

Flying is just the same as any mode of transportation, you get in, have a seat, buckle up and what’s better is they do the driving. You don’t have to do anything or mentally lift the plane up – just listen to the in-flight music, eat the mostly boring inflight food and you’ll be in your destination in no time.

Handy Tips: Dressing Up For An Interview

Megan Fox can come to an accounting or engineering job interview while wearing a black leather cat suit, tell the interviewer she’s not an award winning actress, that she doesn’t know what the difference is between credit and debit, and still snitch the desk job. But unfortunately for you, and the rest of the world, well, we can’t get away with that.

Interviews are those serious grown-up things that you have to dress like a grown-up, act like one, and talk like one. A big part of any interview process is your ‘corporate look’. No, they’re not those Fergie or Lady Gaga’s fashion style, they’re more like Barbara Walters – but a little bit more interesting and younger-looking.

To get past the interview, here are some interview attire tips that you should wear:
  • Conservative suit in solid color – Not the Austin Powers shaggydelic style though - Austin Powers like to wear suits, but they’re not conservative nor solid in color. It’s more like dads or mom’s business suit – could be dry and boring, but that’s what they’re looking for. Serious, mature, professional – you look like you’re hired already!
  • Leather shoes with 2 inch heels – For some reason, they don’t like flat shoes and definitely they do not want to see those sneakers nor bright red stilettos – maybe because they look for fun and fashionable. Not.
  • Few pieces of jewelries – Leave all those jewelries at home – you don’t want them to think you’re rich to be given the job. Still, interviewers look for simplicity and seriousness, and flashing all those jewelries can also create ‘distraction’. Limit your jewelries to just 5 pieces – that means a pair of earrings is 2 pieces, a necklace will be the third, a watch will be the fourth, and your wedding or engagement ring will be the fifth (if there are any). No more, no less.
  • Day make-up – Just a simple eyeshadow, a light shade of lipstick and light blush will do. No need to pull-off a Madonna or a Cristina Aguilera – just the lightest day make-up would do, without making it look like you’re ready for a party instead of a job.
  • Simple hairclip or tie – No fancy hairdos or glittery hairpieces as they still look like ‘fun’ instead of ‘work’. Opt for black or cream or match it with your hair color.
It will always depend on which kind of job you are applying for. If it is for some artsy designer position, well, that’s the time for you to get funky and really flare up those fashion gears of yours.

Now, all you just have to do is be confident as you answer the seemingly endless questions and you’re off to a regular paycheck, and regular work attendance too. Dressing for an interview may not be the most fashionable thing but you can still have fun as you prep up and dress like a responsible and mature adult.

Hey, at least you look like one.

Try Exploring On Your Holiday – Boating Adventure Bonanza The Easy Way

Feel like wanting to sit down and just feel the fresh sea breeze rushing all over you as you lounge around with a cocktail on hand or perhaps holding that fishing rod, just letting it go not really wanting to catch any innocent fish. But in reality, it’s more likely for you to pull up a rusty old boot with mud. Well, it’s time for you to try out your luck with the sea. Give your neighborhood lake a break.

If you feel like channeling the pirate within you, boating is one of the most pleasurable leisure activities – just minus the treasure hunting (or looting) or walking the plank thing. If you like water sports, you’ll appreciate boating and having a boat even more. But without cold hard cash or a bank loan to boast, renting a boat is your next best bet.

It’s not as easy as getting a movie ticket – there are some things you have to know so you can enjoy your boating vacation to the fullest.
  • The Good
Chances are if the banker thinks you won’t be able to pay off a huge loan, you can still rent a boat whenever you want. It’s not as cheap as getting a cab to drive you around, but still, without that bank-approved letter, you can ride the boat of your dream by renting it out. Share the expense with your other friends who will be staying in the boat and it will be like traveling in your very own hotel – all the luxuries and facilities, and still being mobile.

You can also choose the type of motorboat – the size, the amenities, all these you can check if they are exactly what you need (apart form your budget of course).

Maintenance will be taken cared of as well by the rental company. All the other technical maintenance and even insurance will be handled by their team, not you nor would you need a whole staff to maintain the boat for you if you have your own boat.

With a boat, you can travel anywhere you fancy (legally of course), and the rental company can also take care of the other requirements for you. If you want to travel to a more international level, well that’s a different story sailor.
  • The Bad
Well, renting a boat may not exactly be ‘whenever you want’ deal because of some reservation procedures. You’re in luck if the perfect boat you’ve found is available on that very same day or on the date of your planned trip, however, if it isn’t, then you’d either have to change your boat preference or the date of your trip.

When you get into the boat, it would take some days for you to familiarize with its own operation. While all boats have basically similar configuration and boating instructions, there are still some things specific to this particular boat that you have to know before you can smoothly sail.

While there are a number of considerations, boating, whether rented or not, will remain essential to water sports lovers and enthusiasts. You may also want to consider snorkeling or diving – they are cheaper though. Anyway, if its really boating you’re after, then save up for the next holiday then head off to a rental company months or weeks before your holiday so you can reserve a boat, and be ready to pack up as boating is an adventure like nothing else!

“Time Is Money” ~ Donald Trump

My stint at a local burger joint is not really comparable to working freelance. While you may have a boss in both instances, the working conditions and pay are entirely different. I had fun and earned a few bucks but I will definitely pass on the waitress thing and work freelance.

A lot of skilled individuals (or lacks thereof) are now switching to freelance work for many reasons. Employers are also now considering hiring freelancers instead of regular employees. While the work may be manageable, there are many things to consider before jumping in to the bandwagon – and most importantly of course, is your pay.
  • Depends on the industry and type of work – For certain industries it is ideal to charge per project or per sale (particularly for commission-based income). In real estate for example, apart from industry practice, give out payments (or more of commission or incentive) for every sale made.
  • In certain jobs like programming, web design, or graphic design – Charging per hour or per day has its own advantages and benefits.
Per hour

If you’ve been commissioned to work for fixed hours, any extra hour will be charged accordingly. That means guaranteed pay for every minute you spend working. Any amendments in your project that requires an hour or two will still be charged, and not for per day or per project basis.

Flexible – As long as you have available time, you can work and charge for it. If you have many hours in a day that you’re available, or maybe you’re just squeezing in just an hour or two, you can still work and be paid for it. If you have multiple clients, you can work fixed hours for one, and the remaining hours for another client.

Per day

If you charge per day and you finish early, you get paid and still have extra time to squeeze in another project or give yourself time for some R&R. But at the same time, you have to dedicate whole days and get paid only when you have full days available. If you only have 3 – 5 hours, while some maybe okay with pro-rating your fee, but others may require you to be available for the whole day if they are available and need you to be available the whole day as well.

So whichever you choose, just make sure you’ll be getting what you deserve as your pay. There are still other factors like your location, your employer, and your skills, of course, where you can gauge you pay, but charging per hour or per day can indeed make a difference in your income flow.

Now talking about all these work and money stuff makes me think of getting a freelance job of my own. Being a real estate agent may get some real good commission but I think I still have enough free time to work per hour. Or maybe per day. Do they pay for every hour at Facebook? I’d be really rich by now.

No Such Thing As A One-Man-Team

Since starting his own business, my brother has been so busy that family activities have to be squeezed in to fit his schedule. I know he’s a hard-working and determined person so I know his business is in good hands. I’ve been thinking about this business-thing but somehow I know I got to muster up a lot of courage of technical expertise to really make it. I don’t have dreams (yet) of making it grand but I know pretty soon I would be able to make it (okay, maybe not that soon).

The ever-optimist that I am, I know I can do well in business – but not on my own. There are indeed things where two is better than one (and I’m channeling Taylor Swift just now). In business, I know its all about teamwork (and my brother and I make a pretty good tag team – I think).

Teamwork (with good team players) is needed in all industries and businesses for many areas like:
  • Operations – From marketing to bookkeeping, while you may be able to do it all by yourself – do you think you’re doing it right and completely? All aspects in your business require full attention, and not just doing it half-baked just to get it all done.
  • Monitoring and keeping up payments from both suppliers and customers – requires full-time work. Some clients can be negligent with their payments, and the task of collecting them is not an easy one. Paying suppliers also requires attention to details and timeliness.
  • Growth – Day-to-day operations is one thing, but aspiring to grow your business requires leaving the day-to-day operation to focus on it.
  • Competition – Competitors might eat you alive if you’re all to busy with operations that you don’t have time to analyze and strategize on how to stay ahead of them and keep your customers loyal.
  • After-service – Taking care of your business means taking take of your customers even after their purchase or service. And if you’re busy servicing up new customers, your current customers might feel neglected if you do not have time to resolve their customers or keep them happy with their purchase. Customers are important and keeping them as your customers will make for a successful and growing enterprise.
  • Multi-tasking and good management skills are essential in running a business – but you can’t run everything alone. Have other people help you run your business and have every aspect be given full attention.
While there are self-employed and rising entrepreneurs that take on the heed of profiting businesses, I know that a good team makes for good business. SO I have to brush up on my management and people skills before heading it off (literally). I have my own skills but I sure could use the expertise of others. So if you’re thinking of making it on your own, you may go ahead but to head into the horizon and expand your wings, you would need the help of others to keep you up.

I’ve been thinking of venturing into the real estate business (agent now, Donald Trump-level tomorrow), I got to find time to know the ins and outs of the business. Because of recession, real estate plummeted but its pace is surely picking slowly but surely.

Buying the right property goes beyond the price tag and the external façade of the property. Buyers have to know how it is to gauge if the property is the right property, or just a property occupying a measurable amount of space.

Like any other things, don’t just go for looks – find substance and value for the property you will be spending a lot of time and effort on and living for the rest of your life with – sounds like marriage, doesn’t it?
  • Purchase objectives – Be clear with what you know and know what you need. If you fall in love with a property because of the lovely staircase, the gorgeous bedroom and decide that it’s the perfect house – and eventually finding out that having that one bathroom to have the whole family share with is really unbearable and impractical.
  • Long-term maintenance – Quaint Victorian decors and high ceilings may be a home that’s very great to live in, but in all it’s grandeur, can you keep up with the mortgages? Upkeep and maintenance will be an added cost apart from the amortization.
  • Location – Whether the suburbs or in the city, choose the location first and then look for a home in that vicinity. The location should fit your lifestyle, should be in close proximity with your work, and should fit your budget, amongst other things.
  • Talk to your agent – Tell your agent (translated ‘yourself’) what you need and about your lifestyle. There are homes built to be a bachelor’s pad while there are homes comfortable for a brood of ten – and you don’t want to switch them, else you’re in for a lot of inconvenience.
Apart from getting stress and the headache of getting the wrong property, you may actually lose money with it. Should you decide to sell it, it is a challenge to get the market to be in favor of you. When you can no longer stand living in that house, your impulse to sell it and move to another place may cause you to sell it short.

More than knowing how to buy the right property for myself (that may come later when I have enough financial stability, translated ‘travel less’), I have to know how to help my buyers buy the right property and let me sell the right property of course.

The whole real estate industry is a tough market because every purchase is personalized. People buy property for a variety of reasons and purposes but what’s common among all of them is that all of them buy properties that would be just right for them. What is perfect for one, may not be perfect for another – and knowing the exact want and need of your buyer can help close the deal better and faster.

Hotel Living: Counting the Days

I’ve always loved the comfort of home. Even after moving here in the sunny state, I always try to have the familiarity of home – the familiar layout in the receiving room, the familiar scents in my bathroom, and the familiar items and storage in the kitchen.

And when I travel, some hotels can make me feel at home, while others, well, I don’t even feel like guest, I feel like the staff would love to take a bite of my head if they get the chance. I’m not even a bad guest to start with. So how about those who stay long-term in hotels? Some spend weeks to even months living day in and day out in hotel rooms.

So what’s the real deal in short-term and long-term stay in hotels?

Short-term stay

When you know you’re going to stay only for a few days, most of the time people opt for high-class hotels where there is a wide option of services and facilities. Spa salons, night clubs and driving ranges are just some things people enjoy when staying short-term in hotels. Having these facilities and services can make you feel you’re really in a destination get-away instead of being cramped in a hotel.

While it may give your credit card a workout, or your corporate account for that matter, these amenities will make your few days stay memorable.

Long-term stay

It is best to look for hotels offering long-stay rates and deals. When hotels give out offers like these, these are backed-up by facilities and amenities that you can avail and really feel at home like:
  • Kitchen – no need to follow the schedule of room service, or available menus, or times their restaurant is open. You can cook the food that you want, any time you want. If you’re staying for a number of weeks, no need to force yourself to like their same old, same old restaurant menu the whole time.
  • Appliances – Long stay hotels have a complete line-up of appliances versus regular hotel rooms.
  • Linens – A wide range of linen is available for long-stay guests, instead of the same ones found in all rooms in regular hotels.
  • Phone use – This can be unlimited depending on the offer of your hotel.
  • Internet – This is also sometimes bundled in the whole package during your entire stay.
  • Own voicemail – To really say you’re at home, why not have your own voicemail so when people call you up, you are indeed ‘living in a hotel’, minus the Hilton lineage.
People opt for long-term stay in hotels for varied reasons like:
  • Business travel
  • Temporary housing
  • Relocation
  • Budget vacation with laundry and kitchen
  • Buying a home
  • Remodeling a home
  • Visiting relatives
Staying short-term or long-term depends only whether on what your purpose is. Each has their own advantage and it’s only up to you to maximize your stay. While most tourists or vacationers are more familiar with short-term stay, opt for long-stay hotels when you want t be more at home.

How To Pack Light

I know people who are good with computers, or are highly-skilled dealing with cars, but for me, travelling is probably one of the things I am really good at. Been there, done that, doing it tomorrow – real easy. While most people have the same problem or over-packing stuff trip after trip after trip, packing light though is really important so you can enjoy every single part of your trip – from checking-in at the airport to claiming them upon return home, trips can be made easy and fun by packing light.

There are a few tips you can follow so next time you travel, you can definitely say for real that, hey, I am finally packing light!

When traveling, you should always pack thinking of the things you can do without – and hey, you might realize they’re almost half of the stuff you bring.

Clothing
  • Bring your favorite shirts that you know doesn’t wrinkle easily. Roll them up so they take on less space than just folding them up.
  • For pants. Bring the ones with lighter material and do away with your heavier jeans (the lighter ones will do). If your pants have pockets with buttons or Velcro, they would be better to ‘discourage’ pickpockets.
  • If there isn’t going to be swimming in your list of day to day activities, only one swimsuit will do.
  • A small towel would already suffice because the hotel will provide one for you. Including your favorite toiletries, there are 7-11 stores in almost every corner of the world, so don’t fret if you left that favorite toothpaste or after-splash.
Backpack or Suitcase?
  • While use of either one may be okay and is just a matter of preference (rolling them on on the streets or getting both arms free), it’s how you maximize the bag that makes the difference. For suitcase, choose a smaller suitcase than what you would normally bring – and somehow try to fill it up to two-thirds of the bag only.
  • Front pockets and side pouches are there to help too – you can put stuff bags, first aid kits, earphones or small towels – things that are handy and made easy to reach.
Camera
  • A handy camera that has a long battery life and that needs little charging is best. You don’t need to tag along a charging kit, not bring spare batteries. Remember to bring though a tiny (and very light) memory card or stick.
  • Skip on the hair drier (you can borrow one at your hotel or even at most hostels), a book (leave reading back at home because when you’re traveling, there’s plenty to do), or extra shoes (you can always buy cheap shoes anywhere – don’t expect them to be sturdy though, but just enough to let you go through comfortably in your tour).
It’s on everyone’s task list to pack light every time they travel, but somehow fail miserably and suffer unnecessarily even at times, but a few simple tricks here and there can really help you pack light, and travel happy!

Interviewing Skills: Asking The Right Questions To Get Useful Answers

I thought going through an interview and getting a job is tough – well now I think interviewing applicants and choosing the right person fit for the job is even more difficult. I’m still not sure if my brother would require regular meetings with the hired programmer (he asked me to help scout for a good computer programmer for his business) – and if that’s the case, the employee should be living near the area. If not, it doesn’t matter where he is – freelancers exist globally.

I searched the net looking for things to ask during interviews and I found some helpful ones and I hope it would help not only interviewers but job applicants as well prepare themselves when facing an interview.

Interviewer: Tell me something about yourself.
  • Applicant: Give a short statement and make it sound unrehearsed. Have a few statements about your work, do not dwell so much about personal matters. If the interviewer is interested in personal matters, he will ask you later on about it, but not during the start of your interview.
Interviewer: What are your qualifications?
  • Applicant: State all of your qualifications, and even if you are nervous, try not to forget anything so you can really sell yourself. Back these up by stating actual accomplishments and job functions that can give them a bigger picture on your skills and working knowledge about the job.
Interviewer: Do you like working in teams?
  • Applicant: Say that you can be a good follower, and then say that when an opportunity arises, you can be a good leader as well. The interviewer would like to know that projects can be accomplished smoothly because you can work with other team members.
Interviewer: How do you handle pressure?
  • Applicant: The answer should be objective, and do not mention anything personal. Answer swiftly and if you feel your may say something that would require a little lengthy explanation, better not say that one at all.
Interviewer: Tell me about projects that you were in or you were able to handle.
  • Applicant: State your accomplishments and how you handled the activities. Give the details and not just major tasks. Also tell about the challenges that you encountered and how you were able to overcome them.
Interviewer: What is your working style?
  • Applicant: Only mention all the good stuff like - honest, ethical, hard-working, and punctual. These things will only bring good reflections in your interviewer – he should know that you always meet deadlines and deliver quality projects.
Interviewer: Why should we hire you?
  • Applicant: Say how you can contribute and how you can help improve the company. DO not compare yourself with other applicants – only focus on you. By putting the spotlight on you, you are also highlighting your skills, and not anybody else’s.
Interviewer: Think up of more appropriate questions depending on the job position that you have open to help you weigh more the applicants coming in for the job interview.
  • Applicant: And always be honest in any answer that you give, once you get the job, it’s your chance to show them that you can actually do better.
There are different types of questions – behavioral questions, job-specific questions, and all these things can help you find the right person.

Now, I’ve got these tips to help me choose the right candidate. They say that when you’re asking the right questions, you’ve already gotten half the answer you’re looking for. And hey, these tips will even help me ace my answers in my own job interview.

Getting A Nice Bargain For A Car

Just for options, I’m finding out how I can buy a good car that’s cheap. I still love my car, but hey, if I see a great buy, then why not? Maybe it’ll even be cheaper to get a new one than maintain my current car. With these tough times, people are holding on to their dear cash and are really just opting for good buys – luxury, well, is really living up to its name now and everyone just wants to be practical. Getting a great deal in cars is not as easy as getting detergent in Target or Wal-Mart. There are strategies and techniques that you have to do in order to get one.
  • Local dealers – Local dealers do have great deals up their sleeves and if you smooth talk your way, you can make them give it to you. Usually just right up in that corner or somewhere in that row of cars is a good deal waiting to be closed. Check the year, mileage, and previous owner and you may find the car of your dreams without the nightmarish price tag.
  • Online dealers – Dealers now have found a way to connect with potential buyers in the online world. Photos, detailed description and contact details are available if you are interested in one of the cars being sold.
  • Personal online sellers – Owners are most likely to use online classifieds to post ads about the car they’re selling. Without the additional cost and interest from a middleman, you may get a better chance dealing with the car owner directly instead of through an agent.
Sales agents talk savvy to lure you into getting them good commission. But how do you talk savvy too so both you and him would be happy in the end, and not just him?
  • Choose the make and model of car that you like. A wandering eye and undecided mind would be of no help in bargaining a good deal into a great deal. Remember that the key here is to stay focused.
  • Ask quotes from different sources. Ask local dealers, online dealers and personal online sellers for their selling price. While almost immediately you may see the different prices, check the condition of the car (be specific about your inquiries if you are just communicating initially online), and go for a test drive before leaning towards a certain dealer.
  • Paying in cash is best but if you will offer terms, offer one that will make him happy enough to say yes to your price.
So I know it’s still going to be red, I’m just still not sure of the make (Toyota is out of the question now). I’ll get one probably in the next few months, giving me enough time to make up my mind on the car make and enough time to save up.

Tips On Freelance Candidate Selection

While I’m busy thinking about how to start my professional life (thinking first, then doing later – or maybe soon), I was asked by my brother to help him out in his business and find a programmer to create a system for their company.

I’ve got some friends refer someone they know that can do the job, and I’ve also gone online to see who can provide the service, and now I have quite a handful of application in my hands. While I had my stint working part-time before, now I need help in choosing which one can best suit the job.

We had a discussion this morning and these are the things he wanted done. While they seem difficult at first, I know it’s a challenge that I can do.
  • Samples – Ask the applicants to submit samples of their previous work so you can gauge their skill. While this is just the initial process, it is best not to disqualify yet other candidates. Some may have impressive samples or programs, but later you may find out they weren’t the only ones who worked on it. And while some samples may be ‘just right’, they might have some of the other qualities and skills we’re looking for.
  • Interview, tests, application process – Further into the application process, ask the applicants to undergo interviews. You’ll see how they’re able to communicate and grasp information and instruction. You’ll see their attitude and how they have succeeded or failed before. Similar with regular employment, we have to know whether they can keep up with the demands of the job.
  • Availability – Confirm with the applicant his available hours for work to ensure that he can meet all of his deadlines. While some freelancers handle just one projects and other have multiple project in their hands, get a commitment that this job is no second priority to their other jobs. Also discuss if regular meetings and communication is needed to check on the progress of the project. Set-up a weekly or bi-weekly discussion to monitor and assess the project. This can either be through actual meetings, phone, or online discussion.
  • Terms – Discuss with your prospective employee the terms of service or service agreement. This should also include post-completion services that might include for example, tweaking of a certain feature or program in the software. Discuss the rate, the possibility of engaging in another project, confidentiality clauses and proprietary rights. It should be clear that while there is no employer-employee relationship, there should still be some level of protection for both parties.
Seems effective and logical – now, I just got to call some of them to let them know how things will go. While some have their resumes and portfolios seem pretty impressive (and some photos look really handsome too), this is serious business, finding that right person to do the job. Even if it’s a regular and permanent employment, we have to get what we paid for. I hope I’d be able to find someone who’s really disciplined, determined and self-motivated to help on my brother’s business.

On My Own

The Good, The Bad And The Ugly
Adulthood and independence are such big words that I have no choice but to face now (or maybe just act it up).

Another option I am considering is to set-up my own business. My brother has his own biz, and I know it takes so much more than just having financial investment and a lot of maturity (which I still have to check if I have both). While getting a job may be challenging (and I still have to figure out whether I’d work full time or part time on different jobs), what I do know is that going solo on a business has its own perks.

The Good

Being your own boss will really change your perspective. You will be more disciplined, and there are no chances that you’d be scolded for being late or for missing a deadline (if you’re not being so hard on yourself). You are free to implement any ideas you think might help without seeking approval of others or how you want it implemented and when.

The financial gain will also be rewarding. Because you are not limited to a steady paycheck where taxes, loans, and absences are deducted from your salary which is subject to increase – well, depending on company policy or whether the boss likes you or not. (See, it’s really good to be your own boss – give yourself a raise anytime).

Social and professional contacts will deal with you directly. It’s always good to get your clout on almost any industry to get yourself good long-lasting mutually beneficial relationships.

Handling financial matters may also improve. Having your own business means creditors may be able to understand your needs better and see how they can profit from your business as well. When you have good records, it’s easy to get loans that can get your business, and you, better ahead.

The Bad

Business failure is inevitable. Every business owner is at risk every single day of operation to any factor that leads to failure if you don’t treat it with caution. One mistake, may it be a financial decision, marketing stints, customer service delivery or product malfunction (Toyota, anyone?) can really send any company spiraling down. No matter how experienced managers or executives are, the economy and customers can simply favor a competitor anytime, and your business is gone.

Being your own boss may also mean working longer hours by being both the boss and the employee. As you are ultimately responsible for every aspect of the business, you will sometimes work being the marketer, the accountant, the customer service agent, and maybe at times, you will also be the delivery man.

While you’re not glued to a fixed salary, there may be weeks or months that your business will not earn as much because it’s just not the ‘peak season’ for your company.

The Ugly

And after all these insights and information, I am still undecided. Making this life-changing decision can’t be made in a whim. Right now, I think I’d have to look at the listing above again and analyze and study the risk (might as well start thinking as a businesswoman now).

Beware Of Bogus Property Ads

Just as many as there are people moving to California everyday, there are also equally the number of scammers ready to take on their prey. Just because I’m new here doesn’t mean I would have to fall for them. I am strongly campaigning against them and there are many ways on how to spot a bogus ad and protect yourself from financial risk and manipulation.
  • Offers that may seem too good to be true may actually be untrue. While there are good buys, properties that totally defy the market trend should raise a red flag. If you think you’ve got the best catch, check if such a good deal is legitimate.
  • To be told that the property may not be viewed or visited is such a phony. Agents (the real ones) are the ones who will really be interested to show you around for a greater chance to seal the deal.
  • If money is being discussed upfront without any solid proof that the property will be yours (and that you haven’t even seen it) – this situation must be avoided. Chances are, once the money is sent, you’ll never hear from that scammer again.
  • If the seller (or scammer) constantly tells you that the owner is overseas and this is the sole reason why you cannot see the place, at this point you should consider buying another property. Odds are the seller/scammer has no idea who owns the property or doesn’t even know if it is up for sale.
What you can do:
  • Take time to really visit and inspect the property. If he is the owner or knows the owner, it shouldn’t be so hard to come in and check the area. A drive-by should be a no-no, because frankly, anyone can do a drive-by and claim that the certain property is theirs.
  • If the property is on another area or country, ask someone you trust to check on the place and make inquiries about the property’s ownership. If legitimate though, check local laws as well to avoid any inconvenience from the local government.
  • If there are other modes of payment applicable, do not opt for money wire transfer.
  • Government and real estate developers’ websites can offer information about their properties and contact details if you need further assistance.
  • Keep a record of all transactions and communication between you and the seller. This can serve proof of ownership and will protect you from issues in the future. Make sure the seller signs all pertinent documents.
  • If you have been conned, take note of the person and all the transactions that happened between the two of you so it will be easier to check on his modus.
Scammers are really everywhere, and especially in real estate where transactions are dealt with in large amounts – and the risks are huge as well. It is always best to deal with legitimate service providers and sellers. With matters of money, it is always better not to rush things off. With this, you will be spared the headache and cost implications when legal matters set in.

Get Favorable Hotel Rates When Staying In The Urban World

Earlier at the coffee shop, I overheard (see ‘eavesdropping’) two ladies who seem to be here for a business trip, talk about their stay. They seem to enjoy their leisure time, including shopping of course at Bloomingdale’s but they find their hotel room rate to be quite expensive.

Most people really expect high hotel charges when staying in the city, but I think that shouldn’t always be the case.

While published rates are really high for walk-in guests, I know that there are ways on how you can get a good hotel deal.
  • Last minute deals – Most hotels tend to slash off their room rates when you are booking a few days before your stay. Because of competition, hoteliers know that when people need a hotel room fast, they tend to opt not for the amenities but for the price. When you need a room tomorrow, why click on “Reserve Now” for a room that charges the regular published rate of $300/night when the hotel on the other block can give theirs for $200?
  • Promos – Particularly for bookings done online, promos and other deals are available for prospective guests. Most hotels rely on online reservation to sell rooms. Because people who look for hotels tend to go to sites where they can see other available accommodation options for them, hotels draw attention to their rooms by giving promotional rates.
  • Tour package – At times, it is a lot cheaper to get a tour package than a DIY tour. If you are going on a city tour, get a tour package with accommodations included. Travel agencies get to enjoy discounts directly from hotels, they can include it in a package just so the guest would avail the tour. Sounds just right and perfect for you if you want to go on a city tour.
  • Travel agencies – You can also rely on tour operators to give promo rates on hotel bookings. Particularly during peak season, there is significant difference in hotel rates when booking through travel agents.
  • Group bookings – If you’re going to attend a convention or any special event in the city, ask for group bookings and group discounts that are available. For some, they have a 10 + 1 room deal where you can get 1 room accommodation for free when you book and pay for 10 rooms.
  • For leisure, try traveling off the peak season – You can get the same level of service and amenities without having to pay for the regular rate. If you have no schedule to follow or agenda that’ll push through, booking off peak can get you almost half the price of the regular room rates.
If you can’t get discounts at Bloomingdale’s for items off the rack, you can get good deals though on room rates even in the most expensive cities. And whether first class or economy class hotels, they offer all these deals during any time in the year.

Those two ladies could really use my advice – and save on room rates wherever they travel.

The Travel Bug Has Bitten

Maybe all these new surroundings and thoughts about getting work is getting me all stressed out. Maybe I’ve been thinking about it too much. And maybe the sun really just has inspired me to go on a vacation. Or a road trip. That I’m not sure, all I know is I want to just ‘get-away’.

For some refreshing ideas and suggestions on where to go, when to go, and how much money I need, it’s a good thing to know that I have options.
  • Blog sites – Bloggers and avid travelers (like me) share travel stories online. These sites can be as detailed that even includes breakdown of expenses and some even has some trivia about their travel destinations. Candid information is also being shared by the travelers including their interaction and experiences with the locals.
  • Travel directories – Travel websites offer complete details and suggest different itineraries depending on the nature of your tour. From weather information, including packing tips, to currency needs and local holidays – they provide almost all information every traveler needs to know. Links to travel agencies and tour operators may be found – those that specialize in the type of entertainment and activities the place offers.
  • Web search – Just one click can bring you anywhere you want in the world – just looking at all those photos available can really give you a feel (and see) what you can expect. Ratings on hotels, restaurants and resorts are also available. Car rentals contact information, if you want to avail of one, can be seen as well. Sometimes, special promo rates and deals are made available to those who will make their reservation online.
  • Social sites – Facebook and other social sites are being used to share photos and details about their travel adventures. And what’s best is that these tours and destinations are already reviewed by the best critics – your friends. You can contact them directly about every detail of their tour.
  • Special interest websites – If you’re really not sure where to go, then maybe you’re better off to have an adventure – literally. There are special sites dedicated to a particular interest like – ice climbing or flying an ultra-light aircraft. Since you’re undecided by the way, save those beach trip when you’re on the mood for some sun, but now, maybe you can try off something really different.
  • Travel agencies – Travel agents are experts that can help you in deciding where to go, when to go, and how much you need (add to that their mark-up rates of course). They can create a package tour that can really fit what you want out of your vacation – if you know what it is you want. If not, they can suggest the best places where you can travel during that time – spontaneity’s never been this much fun.
So, I got to go and check these sites. In just a few minutes, I may just have made up my mind – just watch out my FB account for new photos.

Choosing Between Full-Time or Part-Time Work

In this sunny state, I wish my mood is as sunny. Living independently here in California, I can feel that my credit card is hurting a little bit. I miss work too, but I am not quite sure whether I would go full-time or part-time. Maybe I can say that at this point, I am still undecided which career path to take.

I thought, just like any other self-respecting and mature adult, I’d list down the pro’s and con’s whether I’d work full-time or part-time.

Full-Time Work Pros
  • Tenure – There is some sort of job security with full-time work. Once you have gained regular employment, your employer cannot just terminate your employment – it has to undergo due process and if it is done wrongfully, you can file for appeal to get back your regular job.
  • Steady paycheck – Because of regular working hours, you get to enjoy regular paycheck.
  • Experience – With regular exposure in your chosen field, you can learn a lot and gain experience on the challenges and issues at your work.
  • Benefits – Employers give benefits to full-time employees such as paid leaves, allowances, bonuses, among others. Some even provide educational assistance to their full-time regular employees.
Full-Time Work Cons
  • Politics and stress – Reporting to work for 8 hours a day, every single day of the week can really take a toll. Better if its 8 hours, but at times, overtime work can’t be avoided. Politics and gossip can affect not just your career success like promotion, but can affect your personal life as well.
  • Work schedule – Attendance is monitored. Tardiness and absences are not tolerated and are subject to deductions and/or sanctions.
Part-Time Work Pros
  • Work schedule – The time you need to work can be flexible and you can choose days where you can work a lot less or more than the standard hours – especially if you have personal errands to attend to.
  • Experience – Because you can get work in varied industries (like part-time programming work in the banking industry at one time, and in sales industry at another), you get to learn a lot and get a lot of personal and professional contacts.
  • Increasing pay – While it’s not steady work, getting an increase from one work to another is possible because salary is open for negotiation.
Part-Time Work Cons
  • Getting projects/clients –When one part-time project ends or when peak season is over, so goes your part-time work as well.
  • Benefits – No paid leaves, no health benefits, no company parties (the good ones though), and no allowances or incentives.
  • Tenure – There is no guaranteed tenure for part-time work. Unlike in full-time regular work, you can even file for a case if you have been wrongfully terminated. While part-time jobs may have similar binding contracts, at most cases it is openly stated that your employment may be terminated at any time for any appropriate grounds.
At this point, they both seem favorable. I wish I can make up my mind – fast. Or maybe even do both.
